The lease has a termination right at 3 years and anytime after. That means you are not locked in past year three. Ask Terra to walk you through the end-of-term choices in the agreement offered for your home.
Terra owns the system. Because Terra owns it, Terra also insures it and maintains it. You are leasing the system, not buying it, so you are not responsible for its upkeep.
